Plans for a giant lifestyle resort opposite Arundel Plaza will go before the city council within the next few months.

Seachange Gold Coast will tempt baby boomers with leafy walks and friendly neighbourhoods in which motor vehicles take second place to the pedestrians, according to planners.

The complex will also appeal to their green leanings with homes incorporating passive energy-saving measures on sites oriented to make the best use of the sun.

Arundel Springs Living Pty Ltd is asking for preliminary approval for a resort with 370 houses, with both attached and medium-density detached living styles.

The developer is also asking for permission for a residents’ club, a medical centre, a shop, a café, a restaurant and a takeaway outlet.

If approved, the project will be constructed on a 20.5ha site bounded by Greenacre Drive, Napper Road and Christina Ryan Way, opposite the Arundel Plaza.

Urban Planning Services director Michael Nash, who is managing the site planning, said the initial concept contained high rise elements up to five storeys, but these were abandoned after consultations with Parkwood and Arundel residents’ associations.

He said road and foot traffic would be kept separate and native trees would be planted to provide cross ventilation, and a 3000 litre water tank.

He said a key element will be a 3500 square metre precinct which will be the public heart of the project, ‘like Circle on Cavill in Surfers Paradise’.
