Towers add eco-friendly hue

Efforts to bring a green hue to the Gold Coast’s office sector are paying off with two commercial towers now under construction receiving Four Star Green Ratings.
… The two buildings incorporate design features and technologies that maximises natural light and minimise energy consumption for heating and cooling.
... The 11-storey Corporate Centre Tower, developed by Trident Corporation, is taking shape on part of a 2.6ha parcel beside the Corporate Centre One Tower on Slatyer Avenue.
Both incorporate features, fixtures and fittings, systems and compliance monitoring arrangements to minimise their carbon footprints.
…The $70 million, 11 storey Corporate Centre Two is due for completion in March.
It comprises retail at ground level, then two floors of parking topped by eight office levels. The tower was designed by ML Design. Trident director Marcus Gaffney said while the best – practice rating was an honour, the company is now aiming to obtain a five-star rating.
…The building’s design incorporates a management system to monitor energy and water consumption, ensuring optimum performance and waste reduction.
Some 45,000 litres of rainwater will be stored and used for flushing amenities and irrigation of landscaped areas.
Lighting will be high efficiency and the tower will have selected zones activated by motion sensors to reduce energy consumption.
Ninety per cent, or 860 tonnes, of steel used to build the tower will be recycled material.
There will be air-conditioning zones on each floor to improve the control and energy efficiency of the cooling system.
Corporate Centre Two has 1019 sqm floorplates that can be subdivided to suit tenant needs.
Mr Gaffney said the company was proud to be in charge of a development that contributed to setting a new standard for sustainable design on the Gold Coast.
