The commercial tower at 333 Ann Street comprises ground level entry foyer and retail, two basement levels, four podium car park levels and nineteen commercial floor plates. The overall GFA is 20,799m2 with a net lettable area of 16,359m2 and 99 vehicles are accommodated on site.

The building has been designed to a 4 star Green Star rating and incorporates an integrated double glazed curtain wall façade system, external sun control devices and individual on floor mechanical plant.

The R.S. Exton heritage façade has been retained and carefully incorporated within the ground and first floor street facades. At street level, the legibility of the heritage facade has been enhanced with the elevated main entry terrace and retail tenancy.  Restoration of the heritage facade included replacement of damaged brickwork, restoration of facade ornaments, removal and replacement of dry rot to the timber windows.

Other design challenges faced with the project included building over the substation, utilising existing pile and columns, integration of the heritage facade and designing around the various easements.  A decision was made to obey the podium, setback and volumetric parameters no greater than the adjoining Masonic Temple.
