This commercial tower located on Melbourne Street was designed with intent to promote visual interest and respect human scale at ground level. The integration of private and public spaces forms an active street edge which is complemented by sub tropical landscaping to produce a soft transition between the building and public domain.
The project is accredited with a 5-Star Green Star design and built rating - and at the time of its completion, 154 Melbourne Street was one of only a few projects at the time in the Brisbane CBD to attain this level.
The materials and the façade present a visual variety whist connecting the elements to a cohesive whole.
On the western facade (Manning Street) the decision was taken to provide articulation and sun control by the implementation of a precast system on extended floor slab. This formed a facade of depth which complimented the simpler curtain wall with prefinished horizontal solar shades on the northern facade (Melbourne Street).
The lift core was position centrally on the floor plate to maximise column free space to the office floor plates and presents a simple but spacious lobby at Ground level allowing access from the street and car parking at the rear.
Conditions that challenged the design included restriction to the maximum height of the building, poor soil conditions, including natural springs, having to utilise existing piles to the basement perimeter and designing around existing site easements.
